CHALLENGE
When the community needed to expand its wastewater treatment capabilities to accommodate growth and meet stricter effluent standards, it faced a complex challenge: how to install high-performance infrastructure without disrupting the comfort or aesthetic of its surroundings.
The existing Sequential Batch Reactor (SBR) system had reached its limit, and the community needed a solution that could handle tight spatial constraints, demanding discharge requirements, and a residential setting that prioritized low noise, minimal odor, and visual discretion.
SOLUTION
A Seamless Retrofit—Engineered for Performance and Presence
Greenview partnered with Newterra to retrofit its existing plant with a Membrane Bioreactor (MBR) system, capable of treating 46,000 gallons per day, with peak capacity up to 92,000 gpd. The system was delivered fully containerized—factory-built, pre-tested, and ready for fast site integration.
But performance wasn’t enough on its own. The system had to disappear into the environment. That’s why Newterra worked with the project team to house the treatment system in a structure designed to resemble a residential cottage—complete with beige siding, white columns, and classic gable details. At a glance, it looks like a neighborhood home—not a utility building.
For a senior community focused on privacy, tranquility, and dignity, this visual integration was essential.
Operator-Friendly and Backed by Expert Support
The transition from SBR to MBR was executed with careful coordination and minimal disruption. The system includes built-in redundancy, remote monitoring capabilities, and simplified controls—perfect for sites without full-time operational staff.
According to Vincent Comparetto, the licensed Operator of Record:
“Facilitated by Newterra, Greenview Commons recently underwent a retro fit from Sequential Batch Reactor (SBR) to Membrane Bio Reactor (MBR). The retro fit is now complete and the MBR system is not only operator friendly, but is functioning at an optimal level. From beginning to end, Newterra ensured a smooth and seamless transition. The system is flawless, and the Newterra team’s process and support is consistent, reliable, and cohesive. Notably, the tech support provided by Edward David is second to none, and serves as a confidence booster for operation needs. Newterra is always responsive, knowledgeable, and committed to assist.”

RESULTS
Built for Today, Ready for Tomorrow

Greenview’s MBR system is more than just compliant—it’s quiet, efficient, scalable, and nearly invisible to the people who live nearby. It leverages:
- ZeeWeed 500S hollow-fiber membranes for high effluent quality and longevity.
- Smart controls and telemetry for minimal day-to-day oversight.
- Modular design that allows for future expansion without redesigning the site.
A Model for Residential-Scale Treatment
This project is a model for what decentralized infrastructure can be: discreet, dependable, and community-first. At Greenview Commons, the treatment system serves as a quiet workhorse behind the scenes—ensuring environmental compliance and resident satisfaction without compromise.
Because in a community built for comfort and quality of life, infrastructure should never be a disruption. It should be invisible—and indispensable.
